Stepping stones to extending your property

If you are hoping to extend or change your property in the spring after the winter weather has passed, there are many stepping stones which need to be crossed in preparation. First of all the Planning Application process takes around 8 weeks to obtain a decision and then the Building Regulation plans application takes around 5 weeks. Therefore, it is best to start to begin your preparations now to have all of the necessary consents in place prior to the commencement of works and to enable you to appoint your chosen contractor.

To begin this process, I will carry out an initial consultation with you in your own home to discuss the thoughts you have had on improvements to your home. If appointed by you, I will make a dimensional survey of your existing dwelling and discuss with you the type of extension and improvements available. I can also advise you on extending your property to maximise its value. Once you have decided on the improvements you wish to make I will then prepare drawings and specification for the application and complete the necessary forms. I will submit them on your behalf and liaise with the planning department. Once the planning application is approved I will prepare drawings and specification for the Building Regulations application and complete the necessary forms. I will submit them and liaise with the building regulations department. Once the application has been approved and you have appointed a contractor, I will lead a Pre-start meeting and then work will commence on site. Then if necessary I will carry out on-site inspections for you
