New milliner studio created in unused garage space

I was asked to help a home owner, who is a Milliner, to create a new studio space for her to continue her expanding business. The business ‘Head for Hats’ is owned by Anne MacDonald. She had been previously working from her Dining room table and her creations were spreading all through her house. The garage space was not used for the car, it housed the washing machine and dryer and had other items stored inside which could be positioned elsewhere.

This is how the property looked before the work was carried out. The brief was to create a light and airy space where she could work, lots of storage for all of her supplies, somewhere for the washing machine and dryer and a new downstairs wc.

The work did not require a Planning application due to the nature of it. However, we submitted an enquiry to the Planning department to confirm this and the documents received have been stored with the deeds of her property. A Building Regulation application was required and approval obtained. The work has transformed the property as you can see below.

The mono pitched roof was carried across to make it part of the dwelling, the tiles will weather down over time. The studio window was made similar to the lounge window.
Both decisions were made to create a uniform design.
Accessed from the hallway, the studio has lots of space for new creations.
There is lots of storage too and a mirror for trying on wonderful hats.

Even the space under the stairs has been used to maximize storage.

The new downstairs wc also houses the boiler in a compact, but functional space.

It was great to work on this project and enable the business to function more effectively. Anne said her studio has ensured she now works in a different way, more productive and creative.
