Looking at your home through new eyes

For many home owners, in January, after the Christmas and New Year period is a time of reflection about their own home. Many people struggle to sit everyone down at the table on Christmas day, they wish they had a slightly larger kitchen for cooking the Christmas meal, they would love a space for family and friends to stay without needing them to sleep on the floor in the Lounge, open plan living accommodation would be perfect for a New Year’s Eve party. The children will be even bigger by next Christmas and they and their toys will take more space! The list goes on and on, if only the walls were on elastic and could stretch!

Many people therefore decide January is the right time to put their house on the market and move. However, I have many clients who decide not to sell but to alter their home into what they would love in a dream home. They are very happy with their location, neighbouring schools and neighbours and are looking for more space. Many people say when they win the lottery they will come to me. I am sure the chances of winning the lottery are slim, even slimmer if you don’t buy a ticket! However, the financial reality of extending or altering your property is less than people imagine. I have worked with families who have extended their mortgage by £25,000 to achieve the build costs of a single storey extension and £40,000 to create a two storey extension. Whilst at the same time adding great value to their own property. The costs are very much dependent on the size and scale and type of extension, as well as the specification of the finishing materials. If you were considering moving to gain additional space, these costs are significantly smaller than those you would incur to buy a property larger in size.

Therefore, if you are looking at your property through different eyes this January, carefully consider the alternatives. You do not necessarily need to move to get the house of your dreams. With a fresh pair of eyes and professional design experience you can create more space on a limited budget.
