Unused garage turned into useful, working rooms.

The home owners at this property had lived with a garage which they could not fit their car in as it was too narrow and a cold and damp single brick utility room, for many years. Neither space was fit for purpose and was detracting from their use of the property.

They contacted me and I had initial discussions with them about what they hoped to achieve. We talked about possible solutions and then I provided them with a detailed written quotation. They commissioned me to carry out the work. We began by agreeing a detailed brief and I carried out a dimensional survey.

Then the design work began to find a solution.

I prepared a set of existing drawings and together we designed the alterations. The project required a Planning application and then Building regulations application. I acted as the owner’s agent and took the project through both applications on their behalf. We obtained both approvals and went out to tender to three contractors. I met with the successful contractor and home owners for a prestart meeting to discuss all of the practicalities. The contractor took over from there and built the project following the detailed drawings and specification I had prepared.

We created a cloakroom to the front with enlarged hallway and an internal store and utility room to the rear. The spaces work really well. They now have a ground floor cloakroom which is always a useful addition both physically and in adding value to the property. The internal store houses the essential things that were previously in the garage in a fraction of the space. The large utility room works really well as a functioning space and is light and bright enough to not require artificial light during daylight hours. There is space to iron (one of the brief requirements) and carry out all of the domestic chores, whilst freeing up space in the kitchen.
